Calgary luxury market snapshot — June 2026

The Calgary Real Estate Board (CREB) reported the following headline figures in its June 2026 monthly stats release. These are citywide residential benchmarks, not luxury-specific figures; Calgary's upper-tier segments generally trade materially above these numbers and are concentrated in a handful of prestige communities.

2,197June 2026 sales (CREB)
$572,500Citywide benchmark
$750,500Detached benchmark
$299,000Apartment benchmark

CREB commentary described stronger conditions in parts of the detached and upper-tier segments relative to entry-level product. For current national context, see CREA's national statistics dashboard. Buyers and sellers should validate figures against the most recent CREB monthly release before making decisions.

What counts as luxury in Calgary

Luxury in Calgary generally begins meaningfully above the CREB detached benchmark. Beyond price, the upper tier is defined by lot geometry, river-valley or escarpment orientation, architectural pedigree, and proximity to private schools and country clubs. True estate product — large heritage rebuilds in Mount Royal, riverfront in Elbow Park, and acreage in Bearspaw or Springbank — trades in a distinct market from the median detached benchmark.

Calgary's prestige neighbourhoods

Inner-city heritage: Upper Mount Royal, Elbow Park, Britannia, Bel-Aire

These four adjacent districts along the Elbow River anchor Calgary's heritage luxury market. Mature tree canopy, historic street grids, large lots, and walking access to the Glencoe Club and Calgary Golf & Country Club define the tier. Bel-Aire and Britannia produce the highest sales prices in the city.

West-side executive: Aspen Woods, Springbank Hill, West Springs

Newer prestige communities on Calgary's west edge, oriented toward Webber Academy, Calgary Academy, Rundle College, and quick access to the mountains via Highway 1. Larger homes on family-sized lots with strong resale in the executive tier.

Inner-city infill: Altadore, Killarney, Currie

Calgary's dominant infill-luxury market: modern architect-led rebuilds on 25- to 50-foot lots with proximity to Marda Loop and River Park.

Acreage estates: Bearspaw, Springbank, Elbow Valley

Two-acre-plus parcels with mountain sightlines, equestrian land, and gated custom estates within a short drive of the city. See the dedicated Bearspaw guide and Springbank guide for hallmark streets and price bands.
